BSA insurance premium

Standard Design House plans by qualified designer.

Soil testing by engineer

Comprehensive works insurance during construction

MANDATORY ITEMS

Earth Leakage circuit breaker

Hardwired smoke detectors

Water tempering valves

Non-return valves, stops contaminated water re-entering the system

Scaffolding and edge protection during construction - as required

Workplace health and safety notification and levy

Sediment control to local authority regulations

SITE WORKS & ALLOWANCES

Traditional concrete slab and external footing beams

Earthworks site – we are responsible for scraping light vegetation on level sites, only in respect to the building area. Standard fees for water and sewer.

Single phase power connection point to 8 metres from slab.

Sewerage to connection point up to 20 metres from slab.

Stormwater to connection point up to 20 metres from slab.

Additional meterages which may be required by Council to be borne by owner.

If site does not allow mechanical diggers, extra charges for hand diggers to be borne by the owner.

Excavation

Based on a level clear site.

Any excavation costs, fill or rock excavation to be borne by the owner.

Footings

Engineer is engaged to complete a soil test and design slab & footings to Class M site included in cost. Additional cost of engineering above Class M and if a concrete pump is required to be borne by the owner.

Steel frames & trusses.

R2.5 insulation to roof area.

R1.0 Insulation paper to wall frames.

Energy Rating as per BCA for all windows and doors.

Ceilings to be 2450mm sheeted with 10mm plasterboard.

Generous light and power point allowance.

Interior and exterior house cleaned before handover.

Standard External Finishes.

External bricks from Austral Range with a wide range of mortar colours.

All window and door sills to be matching brick.

Window frames to be Aluminium power-coated, colour to choice as per manufacturer’s range.

Bathroom and toilet to have obscure glass, all other clear as per plan.

Fly screens fitted to all windows.

Security door fitted to entrance door.

Colorbond Fascia and gutters.

Concrete to Porch and Verandah areas.

Colorbond Panel-lift door to garage.

Pre-painted metal roof with a wide range of colours as per manufacturer’s range.

Energy Efficient Heat Pump Hot Water System Rheem 310 litre.

Entrance door Hume Ultimo, Vaucluse or Newington 820 wide.

Laundry door 1/3 glass solid core.

All external painting to be Acrylic with no staining included.

Standard Internal Finishes

Internal doors to be Pacific Colonial Style with all robe doors vinyl sliding.

Door hardware Gainsborough Porcelain door furniture. Choice of colours.

Melamine shelf with hanging rail and one nest of shelves to robes.

Where applicable linen press and pantry to have 4 white Melamine shelves.

All mouldings 42x12 Pine Colonial Architraves and 68x12 Colonial Skirting.

90mm Plaster cornice to ceilings.

Internal painting acrylic, no staining included. Combination of two colours with feature walls at extra cost.

Laundry tub Resort 45 litre Stainless Steel tub with white cabinet.

Laundry floor tiled with one skirting tile with one tile above laundry tub.

Kitchen Inclusions

Cabinets to be 600mm wide with laminated top & doors. White interior with one set of draws. Wall oven units with pots & pans drawer as shown on plan.

Stove to customers choice, not included.

Cooktop to be Linea 60cm Ceramic Stainless Steel (L11SS)

Rangehood Linea 60cm slide out Stainless Steel (LSLIM160SS)

Bathroom floor tiled from builders range to the value of $30.00

Skirting with 150mm tile, Shower walls to 1840mm high, Vanity splash back 300mm tile and 400mm above bath tub.


Electrical Inclusions

Service allows for 20 metres from overhead connection and 9 metres from underground metre box.

One light per room

One double power point to all rooms

Two double points to kitchen and main bedroom.

One television point

Stove and hot water points.

NOTE

Any charges for rock digging, steps required to any entries, retaining walls or site drainage to be at Owners cost,  unless quoted in Contract.
